Objektbeschreibung
Thick walls have protected the residents of this house through turbulent times since 1882. This apartment is one of the few remaining grand Berlin flats from the Wilhelminian era. An excellent address in the historic embassy district of Germany´s capital.
Flexible usage options: as a company headquarters and/or for a family with children, a couple or a spacious single residence. Conveniently accessible via a wide, excellently restored and prestigious staircase or discreetly by a private elevator with blog oak panels.
Ausstattung
Many original design elements from the Wilhelminian and Art Nouveau eras have been preserved. At the same time, the apartment has been completely renovated, achieving a largely modern standard comparable to new construction. Some areas still feature original oak parquet and plank flooring. Underfloor heating is installed in the conservatory and bathrooms. A guest WC with a shower and a master bathroom with a large corner bathtub add to the comfort.
A private entrance to the elevator, shared only with the penthouse, ensures discretion. The ideal east-west orientation provides excellent natural light and ventilation. Morning sunlight greets you in the conservatory, whose large windows can be fully opened during the warmer months. From here, you can admire the city lights at Potsdamer Platz in the evening and even see the TV Tower at Alexanderplatz in the distance.
The afternoon sun and sunsets can be enjoyed on the street-facing balcony, shaded in summer by the leaves of a massive old tree. Looking down the street, you have a view toward the Tiergarten and, in the distance, the Carillon.
A special highlight is the green garden in the courtyard, available to all residents but rarely used. Nothing stands in the way of enjoying breakfast in the garden, where a large dining table with comfortable lounge chairs awaits, located just behind the entrance to the private elevator.
Lage
In Berlin, it’s hard to find a more central residential location than this, situated almost in the heart of the vibrant life of the up-and-coming Potsdamer Str. neighborhood, between Lützowufer and Bülowstr., yet on a quiet street. In July 2019, Die ZEIT wrote: “Look at this street… one of the most exciting corners of Berlin. It inspires designers, chefs, and gallery owners…” From here, many destinations are within walking distance: embassies, the Philharmonie, the State Library, the Art Forum, other museums and galleries, boutiques like “Paul Smith,” four supermarkets, the Elisabeth Hospital, hotels, theaters, cinemas, Potsdamer Platz, and even KaDeWe and Kurfürstendamm are not far away. Your children will hardly need to cross a street to reach several daycare centers, a primary school, Ecole Voltaire, or the French Gymnasium, Berlin’s oldest public school. The Tiergarten is just an 8-minute walk away.
Sonstiges
Underground parking and designated parking spaces can be arranged in the immediate vicinity. The value of residential property in this part of Berlin has increased by up to 10% annually in recent years, and this trend is expected to continue as the area becomes increasingly popular.
The apartment is currently rented. The current tenant would prefer to stay for another two years, though an earlier move-out date is negotiable. The exposé shows both empty rooms and the same rooms with their current furnishings.
Viewings can be arranged individually by appointment.
